Developer building 1-million-square-foot industrial facility in Troutman

Industrial developer Kathy Godley has started vertical construction on Troutman Industrial Park, a 1-million-square-foot industrial building located on approximately 155 acres at 386 Murdock Road in Troutman.
Less than one mile from exit 45 on Interstate 77 and less than 10 miles from Interstate 40, Troutman Industrial Park is one of the largest speculative industrial buildings that has ever broken ground in the Carolinas. When completed, the new facility near Lake Norman will feature parking for approximately 550 trailers and 667 autos.
Godley previously developed a 301,000-square-foot speculative warehouse facility on an adjacent property in Troutman. In early 2018, prior to its completion, the entire facility was leased to national third-party logistics provider Saddle Creek Logistics Services.
Godley also developed a 500,000-square-foot industrial facility in Mooresville in 2015 that is now occupied by BestCo and Carolina Beverage Group.
“With an excellent transportation network, the population growth in the Carolinas and resulting workforce, and the existing manufacturing sector in Iredell County, Troutman Industrial Park is well positioned to serve the needs of the industrial tenants and logistics providers in the region,” said Godley.
Matthew Greer and Brad Cherry with JLL are marketing the facility for lease on behalf of Godley and will pursue tenants ranging in size from 250,000 square feet to 1 million square feet.
“The shift to e-commerce has increased the deal size that we now see for highly functional distribution space,” said Greer, an executive vice President with JLL. “This will be the largest available cross-dock building in the region, it will have significant trailer parking, and we are already hearing from users conducting searches for this type of product along the East Coast.”
